I do not perform the “traditional two hour walk through inspection” leaving behind a handwritten preformatted carbon paper check lists and rushing to the next two hour inspection. With Talisman Home Inspecion, you can expect an independent, careful, and detailed visual and infrared inspection (top to bottom) of your new home which may take up to 6 hours on site. It takes time because I inspect the entire house “thoroughly” from exterior siding, porches, decks, roofs, fascia and soffit covering, windows and window trim, chimneys, attics, bathrooms, bathroom fixtures, bathroom plumbing, bedrooms, interior living spaces, kitchen, kitchen plumbing, built-in appliances, laundry room, finished basement and unfinished basement conditions, exposed structural beams, joists, potable plumbing and waste pipes, foundations, garages, garage attics, electrical panels and exposed wiring conditions, HVAC systems, Water Heaters, etc.
Hi-tech devices such as an infrared camera and moisture meters are also used in our professional inspection. These state-of-the-art uncooled FPA infrared detectors produce high sensitive thermal images that can allow detection of subtle temperature variations that can signal moisture content in building materials. These infrared cameras allow non-invasive means of monitoring and diagnosing of conditions that are not discernible to the naked eye.
The inspection report is customized with digital pictures and comments are numerically indexed for quick reference. At a mutually convenient time, usually the following day, the findings are discussed , as well as, and any questions answered. Deficient conditions, along with maintenance suggestions, safety upgrades, and conditions of the property are reviewed. For faster communications, email is used to send a detailed report (up to 50 pages) directly to the client. (Express mail can be used to send a printed report to your home address for an additional $25 fee.)

MOLD INSPECTION: A visual inspection for suspected mold conditions is part of my inspection and is the initial step in identifying possible contamination problems. I will identify visible water leaks or moisture stains or ceilings, walls, floors or under counters. The air conditioning and heating systems, the attic and crawl spaces under homes will receive a visual inspection as well. Mold sampling will be recommend if there is noticeable mold growth, musty odors, visible water damage or stains, poorly maintained HVAC systems or construction defects. By combining a visual inspection, infrared scanning, along with a tape or swab sampling, an inspector can help identify the source of mold, usually because of chronic water or moisture damage. Addition charges for mold sampling or air sampling is always provided before testing is conducted and sent to a lab.
RADON MONITORING: More than 21,000 people die each year in the U.S. and tens of thousands perish worldwide from radon-induced lung cancer, according to the U.S. EPA. Silent, odorless, and colorless, radon gas in homes waits decades to kill its victims, making it an overlooked public-health risk. I use tamper resistant high tech monitoring equipment by Radalink™ under strict EPA protocol to measure radon gas levels. Radiation exposure cumulative over lifetime.

· Five year Engineering Degree (BIE) from GMI and a MBA from UNH · Over 30 years experience in engineering, manufacturing, sales of consumer, industrial, plumbing products, FEMA disaster inspections, home inspection and environmental services. · Certified Home Inspector Member –The National Association of Certified Home Inspectors- (NACHI™) · Completed the NEHA National Radon Proficiency Program, licensed by the Ohio Department of Health as a Radon Tester. · Completed the Ohio Department of Agriculture (ODA) testing requirements through Ohio State University, licensed as a Commercial Applicator. Fee Schedule
Please call for a quote based on the size and age of the home. I think you will find that I am reasonably priced for (4 to 6 hour) inspection and services provided. A Home Inspection normally ranges around $275 for homes less than 1500 sq. ft and $325 up to 3000 sq. ft. which are less than 40 years old. Termite inspections are an extra $75 for each main structure. A “Energy Loss” study without a home inspection for most homes costs $175 call for details.
